EPCs are a measure on how well a building performs against a reference in statutory documents after an inspection and verification process has been completed.  They are used to drive energy efficiency improvements and serve as an independent confirmation of energy usage to potential tenants and building owners.  Read more here

Energy performance is the measure of nett energy consumed by the building in kilowatt hours per occupied square meter per annum (kWh/m²/a) referenced to a computed standard.  The consumption of energy in buildings is mainly from heating, cooling, ventilation, lighting and equipment use.

The tab on our Services page provides a table that allows you to determine whether you are required to obtain an EPC or not.

Section 4 of the Government Regulations indicate that all qualifying buildings are required to display these certificates by December 2022 otherwise they are in contravention of the National Energy Act, 1998 (Act No. 34 of 2008). No penalty implications are described, which may be clarified at a later stage. The Department of Mineral Resources & Energy may monitor buildings to determine compliance.

Only accredited bodies are able to issue EPCs, according to requirement of the Government Regulations. This is to ensure credible, impartial and accurate results using consistent standards and methodologies.  Alliance Energy is a SANAS Accredited Inspection Body to issue EPCs (EPC0004).

The duration is approximately 6-12 weeks from time of engagement to issue of certificate depending largely on the building readiness with data and availability for the on-site audit.   

The EPC is valid for a period of 5 (five) years from date of issue.

A prior year of energy use invoices (or similar) and metering data are the key requirements, although we will also require other documentation such as building plans, general information, occupancy rates and major energy-use equipment. 

The EPC must be displayed or declared at the entrance of that building, and a certified copy submitted to the South African Energy Development Institute (SANEDI) who are tasked with maintaining a National Building Performance Register.
